Logistics real estate – always just bulky boxes?

When you think of logistics real estate, the first thing that probably springs to mind are big, clunky buildings. Logistics real estate has a reputation for not being particularly conducive to a beautiful landscape. In many places they stand out as a gray block in their surroundings, which makes them not particularly popular with people from the region. But there is another way, because modern architecture enables an attractive and at the same time sustainable design.

In the meantime, logistics properties can be perfectly adapted to the landscape, as the architectural office MAD Architects shows. Your “MoLo” (mobility and logistics center) project in Milan shows a building with a generous green façade that blends in perfectly with its surroundings. With a total of eight floors, above and below ground, the MoLo offers enough commercially usable space without taking up too much space at its location. A positive side effect of the intensive greening of the facility is the cleaning of the air from CO2 triggered by photosynthesis.


The planning office Kruschina, the architect Sébastien Bernard and the company Fluxo Interactive Architecture have shown another way to increase the acceptance of logistics real estate in the region. In their 2014 design, they show what logistics real estate of the future could look like. In particular, they address the issue of the scarcity of space, since the building is to be integrated into the existing infrastructure: According to the design, the building is to be built a few meters above the lanes of the motorway. The cars then just drive under it. At the same time, this construction enables an ideal connection to the transport infrastructure. In 2014, this design idea was therefore awarded the "2030 Design Award" by the real estate developer Prologis for its innovative and unique design.
